Stop Falling for the Deal Story: Write a Testable Development Thesis

A promising site can gather a persuasive story very quickly. The suburb is improving. The block feels underused. An agent says builders will love the finished product. Soon, every new fact is being recruited to defend the opportunity.

That is not yet a development case. It is a narrative. A capable developer converts the narrative into a thesis that can be tested, weakened and, when necessary, rejected.

What a deal thesis actually does

A deal thesis is one concise explanation of how control of a particular property could create value for a defined customer, within planning, delivery, finance and exit constraints. It should name the mechanism—not merely predict that prices will rise.

Try this sentence: “If we can confirm these site and approval conditions, deliver this product for this cost and time range, and exit to this evidenced buyer, then the opportunity may meet our required return and risk limits.” Every italicised part needs evidence.

Use the PROVE test

  1. Proposition: state exactly where value is expected to come from.
  2. Required conditions: list the conditions that must be true for the proposition to work.
  3. Opposing evidence: actively seek facts that would weaken or disprove it.
  4. Verification: assign each uncertainty to a document, calculation or qualified specialist.
  5. Exit decision: set the pass, redesign, renegotiate or stop response before receiving the answer.

Australian Government risk guidance recommends identifying risks, assessing likelihood and impact, assigning controls and reviewing the plan. Applied to a deal thesis, that discipline prevents optimism from silently becoming an assumption.

A clearly labelled hypothetical

An aspiring developer sees a wide corner block and tells themselves it is “an obvious duplex site”. The thesis test exposes five required conditions: permissible use, workable vehicle access, service capacity, a design that fits setbacks and trees, and end values supported by comparable sales. The opposing-evidence search finds a drainage constraint near the likely driveway. The opportunity is not automatically dead, but the next spend is now a drainage and access review—not a full design based on the story.

Keep claims separate from proof

  • “The area needs housing” is context, not evidence that your product will sell at your assumed price.
  • “The site is zoned for it” does not prove a compliant, commercially workable design.
  • “The vendor will be flexible” is not deal control until suitable terms are documented.
  • “The margin looks strong” means little until cost, timing, finance and contingency assumptions are tested together.
